There are so many advantages to changing from a tiled roof to a metal roof:
What is little known or acknowledged amongst our competitors is that a roof conversion requires a building permit in Victoria. To be clear, Councils require a permit because the reroof constitutes a structural change that materially alters the building’s structural integrity and does not involve a like-for-like material replacement.
The permit process ensures the conversion is safe, structurally sound, complies with the National Construction Code (NCC), and is carried out by a registered building practitioner.
Roofrite can guide you through the process, ensuring your project is hassle free and is compliant with your local council’s permit requirements. At the end, you’ll have a fully compliant, professionally guaranteed reroof.
Switching to metal roofing is more than just swapping materials. Roofrite delivers a complete end-to-end service, from planning and permits through to a compliant, weather-tight finish.
Our services include:
One of our experienced roof plumbers inspects your existing roof, assesses the structure, and gives you an honest picture of what's involved. No obligation.
We provide a clear, itemised quote covering materials, labour, permit costs, and timeline. No surprises.
Roofrite manages the full permit process on your behalf, including engineering assessment, drafting, and council approval. This typically takes 3–6 weeks depending on your local council.
We remove all existing tiles and arrange disposal. New battens are installed (and any damaged structural members replaced), ensuring your roof frame is sound and ready for metal.
Reflective foil and insulation is laid, then Colorbond or Zincalume sheets are installed in your chosen profile and colour, fixed to manufacturer specifications.
Ridge and hip cappings are fitted, all penetrations flashed, and gutters installed or replaced as required. A registered builder carries out the final inspection and you receive your Certificate of Final Inspection.
Rather than talk about quality workmanship and compliance (these should be a given regardless of who you choose), here’s what actually makes Roofrite different:
Yes. In Victoria, reroofing is classified as a structural change. A building permit is required to ensure the work is structurally sound, compliant, and carried out by a registered building practitioner. Roofrite manages the full permit process on your behalf, including engineering assessment, drafting, council lodgement, and final inspection.
The installation typically takes 3 to 7 days depending on the size and complexity of the roof. The longest part of the process is the building permit, which generally takes 3 to 6 weeks depending on your council. We apply for the permit immediately after your quote is approved so we can start installation as soon as it’s granted.
You can choose from the full Colorbond standard range, currently 22 colours, from classic Surfmist and Paperbark through to the popular Woodland Grey, Monument, and Night Sky colours. Of course, we can also quote Colorbond Matt if you’re looking for something a bit different. Because we’ve been installing Colorbond roofs for so many years, we can also help with colour selection if you’re finding this difficult to do yourself.
This is one of the most common concerns, and the answer is: not with the right installation. The insulation and sarking (reflective foil) we install under the metal sheets acts as a sound barrier. Most homeowners find their metal roof isn’t much louder than their old tiled one. The sound of rain on a correctly installed metal roof is actually something a lot of people come to enjoy.
No. While you should expect some disruption, noise, dust, and access restrictions in some areas due to material storage and rubbish removal, you won’t have to leave your home at all. We’ll talk you through what to expect before work starts and keep you informed throughout.
Roofrite arranges full removal and disposal of your old tiles as part of the conversion. there possible, tiles are recycled rather than sent to landfill. The cost of tile disposal is included in your quote.
If your gutters are old, rusted, or poorly performing, the answer is almost always yes. Replacing gutters at the same time as your roof is significantly more cost-effective than doing them separately. We can assess your gutters as part of the initial roof inspection and include gutter and downpipe replacement in our quote if required. It’s one of those jobs that’s much easier to do while we already have access equipment in place.
Absolutely. A reroofing project is an ideal time to add skylights. We are an approved Velux installer and can supply and install both standard Velux skylights and custom sizes. Adding a skylight during a conversion is more cost-effective than doing it as a separate job later.
