Most homeowners don’t think about their roof until something goes wrong. Whether it’s water stains on the ceiling or recurring leaks, by the time these appear, the roof has usually been giving warning signs for a while.

Knowing what to look for can save you from a much bigger and more expensive problem. Here are five signs your tile roof may be past repairs and due for a full replacement.

1. Cracked, Broken, or Missing Tiles Across Multiple Areas

Over the life of your roof, having a few cracked tiles is normal. This can be because tiles get walked on during maintenance, hit by falling branches, crack and chip during hailstorms, or become brittle as they age. Replacing these single tiles is simple and affordable.

The problem is when the breakage spreads. If you’re finding cracked, slipped, or missing tiles across multiple sections of the roof, this shows the roof is at the end of its useful life. Replacing these tiles repetitively will become a hassle, so instead, it’s time for a full reroof.

2. Recurring Leaks That Keep Coming Back

It’s common to see small leaks after a severe storm. But if you’re having the same roof patched repeatedly, or leaks are appearing in different spots every year, that’s a roof that can no longer do its job.

Tile roofs leak for a few reasons, including cracked or slipped tiles, failed or corroded flashing, or deterioration due to age. Patching individual issues works when the roof is otherwise sound. When the underlying materials have aged out, repairs become a short-term fix to a long-term problem.

If you’ve had multiple trades out to patch leaks in the past few years and water keeps finding a way in, it’s worth getting an inspection to determine if it’s time for a full replacement.

3. Deteriorated Pointing and Bedding

Pointing refers to the mortar that sits alongside the tiled edges in valleys and in between ridge and hip tiles. Bedding sits underneath. Over time, both can deteriorate from UV exposure, rain, and changing temperatures. When they start to crack and crumble, ridge caps can become loose, leaving gaps that let water in.

Repointing can buy you a few more years on an otherwise good roof. But if the tiles underneath are also degrading, or the ridge caps are cracked across the whole roofline, then replacing is the better option.

4. Sagging or Uneven Roofline

Stand back from your home and look at the roofline. It should be straight and even. If you can see any sagging, dipping, or areas where the profile looks uneven, that’s a structural concern that needs attention sooner rather than later.

Sagging usually points to problems with the roof frame, including damaged rafters, deteriorated battens, or moisture damage. The longer these issues are left unresolved, the more impact it will have on your roof structure. If significant damage has occurred, then a reroof will be necessary.

5. Moss and Lichen That Keeps Coming Back

A small amount of moss growing on your roof is only a cosmetic issue. However, if the moss keeps returning after cleaning, that means the tiles have become porous. As tiles age, their protective surface breaks down and moisture gets into the tile body itself. That absorbed moisture is what moss and lichen live on, and it’s also what accelerates cracking and breakage over time.

If pressure washing and cleaning are only holding moss off for a year or two before it’s back, then the tiles have lost their surface integrity. A restoration coating might extend the lifespan, but coating over deteriorated tiles and aging underlying materials doesn’t solve the problem underneath.

Repair or Replace?

The honest answer depends on the age of the roof, how much damage there is, and what the frame looks like underneath. Some roofs at 25 years old are in good shape and worth repairing. Others at the same age are a patchwork of previous fixes that need a full replacement.
