CHANGING THE ROOF'S SUPPORT - ROOF BATTENS

Tiled roofs have a different supporting structure to metal roofs. Tiles are laid on timber battens, metal roofs usually are laid on metal battens. We often find when we remove the roof tiles that the timber battens have deteriorated and are ready for replacement.

ROOF REPLACEMENT

When discussing a tile to metal roof replacement with our client, we are often asked if we will remove all of the roof in one go. The short answer is NO! Melbourne's weather is far too unpredictable to do this. Typically we remove only the tiles we can comfortably replace with metal roofing for the day. Tarps are always on hand as well to ensure we leave the property water tight at the end of each day.

INSULATION

If you don't have insulation, it's a great time to have insulation batts installed. If you've had the old blow in insulation, it's also a good time to have it vacuumed out and replaced with new batts. The difference will be noticeable.

WHAT WILL IT COST FOR A TILE TO METAL ROOF REPLACEMENT?

There is no definitive answer we can give over the phone to this question. The reason being that there are many variables that will affect the price:

  • how close to the edge of the dwelling can we get skips?
  • how many metres of metal roofing battens are required?
  • how many square metres of roofing is to be replaced?
  • what is the complexity of the roof line, eg how many ridges, valleys?
  • are we replacing the guttering as well? and downpipes?
  • how many metres of flashings and roof capping do we require?
  • will the tile to metal roof replacement be in Zincalume or Colorbond?
  • do we require scaffold to meet Worksafe OH&S requirements?

After spending ages sifting through reviews online as well as listing the job on a website, I finally found a decent business to replace rusted box guttering as well as repair a separate roof leak next to the Air conditioning unit. I no longer need to race for the buckets when there is a downpour! Update I was waiting for a really bad storm to hit before doing a follow up review to my original August 2022 post above. 2. Just wanted to provide some feedback -; From the outset I felt great confidence with Kym, he certainly knows his stuff and made me feel assured that what we wanted could be achieved and actually delivered. It wasn’t as simple as putting on the cladding but we had various issues with leakage and the lack of water proofing by the correct placement of flashing's etc. Then the day finally came were the boys showed up to do the job. The “boys” consisted of Jamie, Jermain, James and ( Chris on occasion).
